New Build Property in Spain
Spain is one of Europe's leading destinations for international property buyers, and new-build homes are particularly concentrated along the Mediterranean coast. New Builds Spain brings together new developments and properties directly from developers across the country's most important international property markets.
Our catalogue focuses particularly on the Costa Blanca, Costa del Sol, Costa Cálida, Costa de Almería and Barcelona province, together with selected new developments in other parts of Spain.
Here you can find off-plan properties in Spain, homes currently under construction, key-ready new builds and developments with scheduled completion in 2026, 2027, 2028 and later.
The catalogue includes apartments, penthouses, townhouses, semi-detached houses and villas, from affordable Mediterranean properties to luxury developments and investment opportunities.
Where do foreigners buy property in Spain?
International demand for Spanish property is strongly concentrated in Mediterranean and coastal markets.
According to Spain's property registrars, foreign buyers accounted for approximately 43.3% of all residential property purchases in Alicante province in 2025, making Alicante the Spanish province with the highest proportion of international buyers.
Foreign purchasers also represented approximately 32.8% of transactions in Málaga province and 21.4% in Murcia.
The trend remained strong in early 2026, when international buyers accounted for approximately 44.6% of purchases in Alicante, 34.3% in Málaga and 21.7% in Murcia.
This explains why the Costa Blanca, Costa del Sol and Costa Cálida have developed some of the largest and most internationally oriented new-build property markets in Spain.
Costa Blanca – Spain's largest international property market
The Costa Blanca in Alicante province is one of the most established destinations in Europe for international home buyers.
New development is spread across both the northern and southern Costa Blanca, including Alicante, Benidorm, Finestrat, Villajoyosa, Altea, Calpe, Jávea, Dénia, Torrevieja, Orihuela Costa, Guardamar del Segura, Rojales and Pilar de la Horadada.
Foreign buyers represent more than four out of every ten residential purchases in Alicante province.
International demand is highly diversified. Buyers and property searches come particularly from the Netherlands, the United Kingdom, Germany, Belgium, France, Poland and Scandinavian countries, alongside a growing number of buyers from other European and non-European markets.
New-build property is also an important part of the Alicante housing market. In our analysis of transactions between January and May 2026, approximately 19% of residential purchases in Alicante province involved new homes.
Within the new-build markets covered by our own database, international buyers account for a very large proportion of demand and transactions, particularly in coastal locations designed around second homes, relocation and international investment.
Costa del Sol – new developments in Málaga
The Costa del Sol is another of Spain's largest markets for international property buyers.
Around one third of residential purchases in Málaga province are made by foreign buyers. International demand is especially visible in Málaga, Marbella, Estepona, Benahavís, Mijas, Fuengirola, Benalmádena, Manilva and other Costa del Sol locations.
British buyers remain an important part of this market, while demand from the Netherlands, Germany, Scandinavia and other European countries is also significant.
The region offers a particularly broad range of new apartments, golf properties, modern villas, gated residential complexes and luxury developments, including both off-plan opportunities and properties approaching completion.
Costa Cálida – new-build property in Murcia
The Costa Cálida and Region of Murcia have also developed a substantial international residential market.
More than one in five homes in Murcia are purchased by foreign buyers. International demand is particularly important around Los Alcázares, San Pedro del Pinatar, San Javier, Águilas, Mazarrón and the coastal areas surrounding the Mar Menor.
British buyers have traditionally played an important role in the region, while Dutch, Belgian, German and other European buyers are increasingly present.
Compared with some of Spain's more established coastal destinations, Murcia can also offer buyers access to new-build Mediterranean property at different price points while retaining proximity to beaches, golf courses and international transport connections.
Costa de Almería
The Costa de Almería is another Mediterranean market with substantial international demand.
Areas such as Vera, Mojácar, Garrucha, Pulpí and neighbouring coastal municipalities combine new residential development with comparatively lower entry prices than some locations on the Costa Blanca and Costa del Sol.
The area attracts international buyers looking for permanent residences, holiday homes and investment properties, particularly buyers from the United Kingdom and other northern European countries.
Barcelona and the Mediterranean coast
Barcelona province represents a different type of international market.
While Mediterranean resort destinations are heavily influenced by second-home and retirement demand, Barcelona and its surrounding coastal areas combine international residential demand with employment, business, education and investment-driven purchases.
Our catalogue includes selected new developments in Barcelona province alongside the much larger concentration of Mediterranean new-build opportunities available on Spain's southern and south-eastern coasts.
Why do foreigners buy new-build property in Spain?
There is no single reason international buyers choose new construction in Spain. The most common motivations include buying a permanent home, relocating to Spain, purchasing a second residence, retirement, investment and acquiring a property for future rental or resale.
New-build developments can offer several practical advantages to an international buyer:
-
modern construction standards and energy efficiency;
-
lower immediate renovation requirements;
-
terraces, swimming pools and communal areas in many coastal developments;
-
payment schedules during construction for off-plan purchases;
-
the possibility of choosing between different units, orientations and layouts during the early stages of a development;
-
manufacturer and developer warranties applicable to new construction;
-
properties designed around current international demand;
-
opportunities to purchase several years before completion.
Buying off-plan property in Spain can also provide access to a development at an earlier commercial stage. However, an off-plan purchase should always be assessed individually: price evolution, location, developer, payment guarantees, construction timetable, taxes and the characteristics of the specific unit all matter.
Off-plan, under construction and key-ready property
Not every new-build property in Spain is at the same stage.
On New Builds Spain you can compare developments that are:
Off-plan – projects being marketed before or during the initial stages of construction.
Under construction – developments where building work is already underway.
Near completion – properties expected to be delivered in the coming months.
Key ready – completed new-build homes available for immediate or near-immediate occupation.
You can also search for new-build properties with completion in 2026, 2027 or 2028, making it easier to match a purchase with your relocation, investment or financial planning.
New-build property directly from developers
New Builds Spain specialises in developer-sourced new-build property.
Our objective is to bring together detailed information about developments, available units, prices, layouts, construction stages and expected completion dates in one place, allowing international buyers to compare projects across different developers and regions.
Instead of searching the websites of individual developers one by one, buyers can explore a broad selection of new developments for sale in Spain from a single catalogue.
Availability and developer prices can change as individual units are reserved or sold, so current availability should always be confirmed before making a purchasing decision.
What are the most popular areas in Spain for foreign property buyers?
For international buyers searching specifically for Mediterranean property and new construction, the principal markets include:
Costa Blanca – Alicante province: Spain's strongest provincial market by share of foreign residential purchases, with major new-build areas including Torrevieja, Orihuela Costa, Finestrat, Benidorm, Calpe, Jávea, Dénia and Alicante.
Costa del Sol – Málaga province: one of Europe's best-established international residential markets, particularly around Marbella, Estepona, Mijas, Fuengirola and Málaga.
Costa Cálida – Murcia: a growing international market combining beaches, golf, the Mar Menor and relatively accessible new-build opportunities.
Costa de Almería: Mediterranean developments with strong international demand and a wide range of price levels.
Barcelona province: an international metropolitan and coastal market driven by lifestyle, employment, education and investment as well as second-home demand.

THINGS TO KNOW BEFORE BUY A NEW BUILDS IN SPAIN
How Do You Buy a New Build Property in Spain?
For off-plan properties, payments are typically made in stages during the construction period. These instalments are protected under Spanish law and are usually covered by bank guarantees or insurance policies provided by the developer. Upon completion, the buyer attends the notary to sign the title deed, pays the remaining balance, and becomes the legal owner of the property.
Do Spanish Developers Provide Bank Guarantees for Off-Plan Properties?
This means that if the development is not completed according to the agreed conditions, buyers are legally protected and may be entitled to recover the amounts paid. Before making any payment, buyers should always verify that the developer provides the appropriate guarantees and ensure all payments are made to the designated protected accounts.
Is It Better to Buy Directly from the Developer or Through an Estate Agent?
The advantage of working with a specialised property advisor is that they can compare multiple developments objectively, explain the strengths and weaknesses of each project, provide market insights and help buyers identify better opportunities that may not be obvious when speaking to a single developer.
Where Do Most International Buyers Purchase New Build Homes in Spain?
Costa Blanca, located in Alicante Province, remains one of the most popular destinations thanks to its beaches, infrastructure and excellent value for money. Costa Cálida in Murcia has become increasingly attractive due to its affordability and growth potential. Costa del Sol, particularly Marbella, Estepona and Málaga, continues to attract buyers seeking premium residential developments and luxury real estate.
Valencia, Barcelona and Almería are also experiencing growing demand from international purchasers.
Can Foreigners Buy Property in Spain?
Every year, thousands of buyers from the United Kingdom, Ireland, Belgium, the Netherlands, Germany, Scandinavia, the United States and many other countries purchase new build homes throughout Spain. The process is well established and supported by legal professionals, developers and financial institutions.
What Are the Costs of Buying a New Build Property in Spain?
For new build properties, the main taxes are VAT (IVA), which is generally 10%, and Stamp Duty (AJD), which varies by autonomous region. Buyers should also consider legal fees, notary fees, land registry costs and, where applicable, mortgage-related expenses.
A professional advisor can provide a detailed breakdown of all expected costs before purchase.
Why Buy an Off-Plan Property Instead of a Completed Home?
Buyers can usually spread payments over the construction period and, in some cases, customise finishes, layouts or upgrades before completion. This makes off-plan properties particularly attractive for both investors and second-home buyers.
How Long Does It Take for an Off-Plan Property to Be Completed?
Many of the developments currently available in Spain are scheduled for delivery between 2026 and 2030. Developers provide estimated completion dates, and buyers receive regular construction updates throughout the process.
Are New Build Properties Covered by Warranties?
These warranties cover structural elements and certain construction defects for specified periods under Spanish building regulations, providing additional protection and peace of mind for buyers.
